In addition to its location assets, the area also benefits from enhanced government support for businesses looking to locate in East Yorkshire in the form of Special Economic Zones (Enterprise Zone and Freeport sites).
Humber Freeport Tax sites at Goole and Hull East offer a range of benefits if investors have a physical occupation on the site before 2031. These include enhanced capital allowances for investment in machinery, structures and buildings, relief from stamp duty and business rates and exemptions from employer’s National Insurance contributions for the first three years of being operational.
Direct occupier benefits on Enterprise Zone sites at Goole and Melton West Business Park have now lapsed but the business rates generated from new investments on these sites are being reinvested in the region to support the delivery of our economic strategy.

To speed up decision making, the team limits amendments that can be made to live applications unless they have agreed on a bespoke timetable through a Planning Performance Agreement.
The Planning team works to statutory timescales for determination (8 weeks for minors, 13 weeks for majors and 16 weeks for EIA development) unless a bespoke timetable is agreed through a Planning Performance Agreement.
Over 90% of applications are determined under delegated authority. Planning Committees are every 4 weeks, and for significant major development applicants may be invited to make a pre-committee presentation to promote understanding of their scheme.
Planning Performance Agreements can offer a bespoke approach to condition discharges and amendments.
When you are ready to start work the council’s Building Control service will agree an inspection service plan before you start, outlining the stages of work that require inspection.
