Goole Housing Growth Accelerates as £200m Development Reaches 300th Sale

Goole’s transformation continues to gather pace as The Greenways, a £200 million residential development by Beal Homes, reaches a key milestone of 300 homes sold.

The achievement highlights Goole’s position as one of East Yorkshire’s fastest-growing communities and reflects the town’s growing appeal for both local residents and commuters. Since its launch five years ago, The Greenways has become a central feature in Goole’s regeneration, providing high-quality new homes that are helping to meet demand created by major investment in the town.

The Greenways forms part of more than £200 million of private investment in Goole and will ultimately deliver over 800 homes. The latest phase, now underway, introduces a wider range of house types to meet the needs of families, first-time buyers, and downsizers.

The success of the development reinforces confidence in Goole’s long-term growth, underpinned by significant projects such as Siemens Mobility’s Goole Rail Village and associated supply-chain expansion. The combination of new homes, employment opportunities, and infrastructure improvements continues to drive population growth and economic activity across the area.

With excellent transport links via the M62 to Leeds, York, Doncaster, and Hull, Goole is increasingly seen as a desirable location for people seeking quality homes within reach of key employment centres.

The new scheme at Melton West business park was officially opened at a ceremony attended by Council Leader Cllr Anne Handley and Chief Executive Designate Paul Bellotti. Backed by council grant funding, Evolve provides high-quality units designed to help businesses grow and succeed, further strengthening the East Riding’s position as a premier location for investment.

Cllr Handley, who also serves as Portfolio Holder for Inward Investment, said:

“We’re pleased to have supported Wykeland Group to enable the creation of a development of such exceptional quality. Evolve significantly enhances opportunities for businesses looking to accelerate their growth and position themselves for future success. The development, delivered by Wykeland Group, comprises seven units ranging from 5,000 to 37,000 sq ft. One of the first tenants is Medequip, the UK’s leading provider of community equipment loan services, which has already occupied one of the larger units to service a major new contract.

Evolve has been built to the highest sustainability standards, with EPC A-ratings, solar panels, EV charging points, green living walls and natural light features, ensuring occupiers benefit from reduced running costs and future-proofed facilities.

Melton West continues to attract significant national and international investment, with global names including Amazon and Smith+Nephew committing hundreds of millions of pounds to new facilities. The Council’s support for Evolve adds a new dimension to this thriving commercial hub, enabling more businesses to join a community that is driving the East Riding’s economy forward.
